Concrete Driveway and Patio Contractor in Coronado, Phoenix, AZ

Narrow Coronado lots, alley parking and concrete sized to fit.

Phoenix · River and wash alluvium

Coronado is a historic district east of downtown Phoenix, mostly bungalows and small revival-style homes from the 1920s through the 1940s. The lots are narrow and many have alleys behind them, so parking often happens off the alley while the front yard stays a garden and a walk. Concrete jobs here tend to be compact: an alley parking pad, a short drive along the side of the house, a back patio or a new front walk.

About Coronado

Working in Coronado

Coronado is a historic district east of downtown Phoenix, mostly bungalows and small revival-style homes from the 1920s to the 1940s on narrow lots, many with alleys behind them.

The ground is river and wash alluvium. It drains well, but silt and sand settle when they get wet under a slab or carry a car without proper compaction, which is why old alley pads so often sink. We compact the base in lifts, thicken the section where cars park and slope runoff toward the alley or street. Permits come from the City of Phoenix, and street-facing work in the district may need review. Call (602) 773-1313 for a free estimate.

The ground under Coronado

River and wash alluvium

Layered silt, sand and gravel laid down by the Salt River and the desert washes, across the flood plains and alluvial fans of the central and west Valley.

Most river and wash soil drains well and swells very little. Its problem is settlement: loose, dry silt and sand that was never compacted packs down when it gets wet or carries a load, so slabs sink at corners and along tire lines. Close to a wash, monsoon runoff can also cut away the soil at the edge of a slab.

How we build in Coronado

Compaction done in lifts at the right moisture, with loose or soft soil dug out and replaced, a thicker section anywhere a truck, trailer or RV will park, and grading that keeps runoff off the slab and out from under it. Washes and drainage easements stay open.

What fails here first

  • Corners or joints sunk below the next panel
  • Ruts or cracks along the tire lines of a driveway
  • Gaps opening under the edge of a slab
  • Soil washed out along an edge after a monsoon storm
