Concrete Driveway and Patio Contractor in Willo, Phoenix, AZ

Willo bungalows, historic review and concrete that respects both.

Phoenix · River and wash alluvium

Willo is a historic district just north of downtown Phoenix, full of bungalows, revival-style houses and early ranch homes built mostly from the 1920s through the 1940s. Exterior changes that face the street can need historic preservation review, so a new front walk or driveway here starts with a look at what the original house had. Back patios and the long runs to detached garages give owners more room to choose.

About Willo

Working in Willo

Willo is a historic district just north of downtown Phoenix, with bungalows, revival-style houses and early ranch homes mostly from the 1920s to the 1940s. Exterior changes that face the street can need historic preservation review.

Under these lots is river and wash alluvium, silt and sand that gardens have watered for decades. It drains well but settles once water gets under a slab or a heavy load sits on fill that was never compacted. We dig out soft spots, compact the base in lifts and slope the concrete away from old foundations. The City of Phoenix handles permits. Call (602) 773-1313 to book a free on-site estimate.

The ground under Willo

River and wash alluvium

Layered silt, sand and gravel laid down by the Salt River and the desert washes, across the flood plains and alluvial fans of the central and west Valley.

Most river and wash soil drains well and swells very little. Its problem is settlement: loose, dry silt and sand that was never compacted packs down when it gets wet or carries a load, so slabs sink at corners and along tire lines. Close to a wash, monsoon runoff can also cut away the soil at the edge of a slab.

How we build in Willo

Compaction done in lifts at the right moisture, with loose or soft soil dug out and replaced, a thicker section anywhere a truck, trailer or RV will park, and grading that keeps runoff off the slab and out from under it. Washes and drainage easements stay open.

What fails here first

  • Corners or joints sunk below the next panel
  • Ruts or cracks along the tire lines of a driveway
  • Gaps opening under the edge of a slab
  • Soil washed out along an edge after a monsoon storm

Willo questions

Straight answers

Sam The Concrete Man North Phoenix fixes cracked driveways in Willo, where many slabs are old and may sit on a thin base over silty soil. Over decades, irrigation water and settling let sections crack or drop. A crack in a slab that is still sound is sealed, a panel that sank in one piece is leveled, and broken panels are replaced to the nearest joints on a fresh base, with the estimate stating which repair your driveway needs and noting any street-facing work that may need historic approval.
