Concrete Driveway Contractor in McCormick Ranch, Scottsdale, AZ
McCormick Ranch driveways, poured to pass HOA review.
Scottsdale · Caliche desert floor
McCormick Ranch is one of Scottsdale's first master-planned communities, built from the early 1970s around lakes, greenbelts and the Indian Bend Wash. That puts many driveways here near their fifty-year mark, cracked, stained or sunk at the apron. The community has an HOA that reviews exterior changes, so driveway work starts with picking a color and finish the review will accept. We replace drives, widen them, add golf cart and side pads and pour stamped, colored or exposed-aggregate finishes.

The ground is caliche desert floor. A caliche layer a few inches to a few feet down holds water, and with lawns, greenbelts and lakes nearby, the soil above it often stays damp and soft. Slabs on that soft soil settle. We dig to firm ground, break out caliche that sits too high, replace it with compacted aggregate base, set rebar on chairs and slope the drive so water leaves the garage. We also look at sprinklers aimed at the slab and suggest changes.
Permits come from the City of Scottsdale, and the crew checks its rules for your apron. We prepare the layout, finish and color your HOA asks for, and we wait for approval before pouring. Many homes sit on curving streets near the greenbelts, so we plan truck access ahead and let you know if the street will be busy on pour day. Summer pours start in the cool morning hours, with curing started right away. Call (602) 773-1313 for a free on-site estimate and a printed quote.
What’s included
Every McCormick Ranch driveway we pour starts with the ground under it, caliche desert floor here, and the same list of work goes into the quote:
- New concrete driveways
- Driveway replacement and tear-out
- Extensions, widening and side parking
- RV and trailer parking pads
- Stamped, colored and exposed-aggregate finishes
- Aprons at the street, with the city permit where one is needed
- Caliche, fill and soil checked before forming
- Compacted aggregate base, deeper where you park heavy
- Slope that sends water away from the garage
- Control joints laid out before the pour
- A pour timed and cured for the heat
Caliche desert floor
Gravelly desert soil on the fans and terraces of the Valley floor, often with a layer of caliche, soil cemented hard by calcium carbonate or silica, anywhere from a few inches to a few feet down.
Dig to firm ground, break out caliche that sits high in the base and haul it off the site, bring in aggregate base compacted in lifts, and slope the slab and the grade so roof and sprinkler water run away from it and off the hardpan.
What fails here first
- Slabs sunk or cracked beside sprinkler beds and downspouts
- Water standing along an edge for days after a storm
- Corners and edges dropped below the next panel
- Cracks that keep opening over the same low spot
