Concrete Driveway and Patio Contractor in Mountain Park Ranch, Phoenix, AZ

Patios and drives for a master-planned community under the mountain.

Phoenix · River and wash alluvium

Mountain Park Ranch is a master-planned community in Ahwatukee Foothills, from the late 1980s and 1990s, set against the south side of South Mountain. It has its own HOA. The streets were laid out together, so neighboring driveways look alike, and a new one has to sit comfortably beside them. In back, a lot of yards still have the original slab and room to grow.

About Mountain Park Ranch

Working in Mountain Park Ranch

Mountain Park Ranch is a master-planned Ahwatukee Foothills community from the late 1980s and 1990s, set against the south side of South Mountain, with its own HOA.

We prepare the layout, finish and color for the Mountain Park Ranch HOA, so the review goes smoothly. Under the yards is river-laid silt and sand that drains well and settles if never compacted; we compact the base in lifts. The City of Phoenix permits work at the street apron. A free on-site estimate comes with a printed quote before work starts.

The ground under Mountain Park Ranch

River and wash alluvium

Layered silt, sand and gravel laid down by the Salt River and the desert washes, across the flood plains and alluvial fans of the central and west Valley.

Most river and wash soil drains well and swells very little. Its problem is settlement: loose, dry silt and sand that was never compacted packs down when it gets wet or carries a load, so slabs sink at corners and along tire lines. Close to a wash, monsoon runoff can also cut away the soil at the edge of a slab.

How we build in Mountain Park Ranch

Compaction done in lifts at the right moisture, with loose or soft soil dug out and replaced, a thicker section anywhere a truck, trailer or RV will park, and grading that keeps runoff off the slab and out from under it. Washes and drainage easements stay open.

What fails here first

  • Corners or joints sunk below the next panel
  • Ruts or cracks along the tire lines of a driveway
  • Gaps opening under the edge of a slab
  • Soil washed out along an edge after a monsoon storm
