Concrete Driveway and Patio Contractor in Chandler, AZ

Chandler slabs from the 80s and 90s, poured fresh on solid ground.

Maricopa County · Caliche desert floor

Half of Chandler's homes were built between the mid-1980s and 2000, and the north and central parts of the city are the ones inside our 25-mile radius. That puts a lot of driveways and back patios at the age where cracks have opened, sections have tilted, or the original slab is simply too small for how the family uses the yard now. Many of these streets also have an HOA, and we put together the layout, finish and color sheet the review board asks for.

About Chandler

Working in Chandler

Half of Chandler's homes went up between the mid-1980s and 2000, and the north and central parts of the city fall inside our 25-mile radius.

Chandler sits on caliche desert floor. That hard layer holds water, softens the soil over it, and is the usual reason a patio corner sinks. We dig to firm ground, take out caliche that sits high and build on compacted aggregate base with rebar set on chairs. The City of Chandler has its own rules for driveway work at the street, and we check them for your lot before the pour.

The ground under Chandler

Caliche desert floor

Gravelly desert soil on the fans and terraces of the Valley floor, often with a layer of caliche, soil cemented hard by calcium carbonate or silica, anywhere from a few inches to a few feet down.

Caliche does not dig like dirt, and it does not drain like it either. A tight layer will not let rain or sprinkler water soak through, so the water sits on top of it and softens the soil above. Where caliche is broken out and thrown back in loose, or a slab goes over a soft, wet pocket, the base settles unevenly and the slab cracks over it. Breaking it out takes a breaker or a jackhammer, which is why it often shows up as its own line on a Phoenix quote.

How we build in Chandler

Dig to firm ground, break out caliche that sits high in the base and haul it off the site, bring in aggregate base compacted in lifts, and slope the slab and the grade so roof and sprinkler water run away from it and off the hardpan.

What fails here first

  • Slabs sunk or cracked beside sprinkler beds and downspouts
  • Water standing along an edge for days after a storm
  • Corners and edges dropped below the next panel
  • Cracks that keep opening over the same low spot

Chandler questions

Straight answers

Sam The Concrete Man North Phoenix looks at every cracked Chandler driveway on site and tells you which fix it needs. Cracks here usually come from caliche left high under the slab, a thin base poured when the 1980s and 1990s subdivisions went in, and decades of summer heat. Hairline cracks can be sealed, a panel that sank in one piece can be leveled by mudjacking or foam, and broken panels are cut out to the nearest joints and replaced on a fresh base, all written up line by line on the free estimate.
