Concrete Driveway and Patio Contractor in Ocotillo, Chandler, AZ

Golf and lake views in Ocotillo, with slabs worth sitting out on.

Chandler · Caliche desert floor

Ocotillo is a south Chandler master-planned community from the late 1990s and 2000s, built around lakes and golf, and the HOA reviews exterior changes. Homes that look out over a fairway or the water put the backyard to work, so we pour a lot of patio extensions, fire-pit slabs and pads for pergolas and covered seating here. Out front, owners often want a wider driveway or a fresh finish on the original one.

About Ocotillo

Working in Ocotillo

Ocotillo is a south Chandler master-planned community from the late 1990s and 2000s, built around lakes and golf, where the HOA reviews exterior changes.

The ground in Ocotillo is caliche desert floor. Water stops on that layer and softens the soil on top, so we dig to firm ground, break out caliche near the surface and build on compacted base with rebar on chairs. We prepare the layout, finish and color for your HOA, and we check the City of Chandler's rules for any work at the street.

The ground under Ocotillo

Caliche desert floor

Gravelly desert soil on the fans and terraces of the Valley floor, often with a layer of caliche, soil cemented hard by calcium carbonate or silica, anywhere from a few inches to a few feet down.

Caliche does not dig like dirt, and it does not drain like it either. A tight layer will not let rain or sprinkler water soak through, so the water sits on top of it and softens the soil above. Where caliche is broken out and thrown back in loose, or a slab goes over a soft, wet pocket, the base settles unevenly and the slab cracks over it. Breaking it out takes a breaker or a jackhammer, which is why it often shows up as its own line on a Phoenix quote.

How we build in Ocotillo

Dig to firm ground, break out caliche that sits high in the base and haul it off the site, bring in aggregate base compacted in lifts, and slope the slab and the grade so roof and sprinkler water run away from it and off the hardpan.

What fails here first

  • Slabs sunk or cracked beside sprinkler beds and downspouts
  • Water standing along an edge for days after a storm
  • Corners and edges dropped below the next panel
  • Cracks that keep opening over the same low spot

Sam The Concrete Man North Phoenix repairs cracked driveways in Ocotillo, where many slabs date from the late 1990s and 2000s and sit on caliche desert floor. Uneven support between hard caliche and softer soil, plus golf course and lawn irrigation at the edges, can crack or settle a panel. The free estimate says whether the slab needs crack sealing, leveling of a sunken panel by mudjacking or foam, or replacement of broken panels to the nearest joints on new base.
