Concrete Driveway and Patio Contractor in El Mirage, AZ
Sandy river soil by the Agua Fria, compacted before we pour.
Maricopa County · River and wash alluvium
El Mirage sits on the west side of the Agua Fria River, and most of it was built after the mid-1990s. NRCS soil maps show sandy river soils across much of the town, the kind that need careful compaction before any slab goes down. When a builder skipped that, you see it now as a driveway panel that has dropped at the garage or a patio that tilts toward the house.
Working in El Mirage
Most of El Mirage was built after the mid-1990s on the west side of the Agua Fria River, where NRCS maps sandy river soils that need careful compaction.
We dig to firm ground, compact the sand in lifts, and slope every slab so water runs away from the foundation. Parking areas get a thicker section. The City of El Mirage handles permits for work in town, and we check its rules before scheduling. El Mirage is about 18 miles from our office, and the estimate is free with a printed price before work starts.
River and wash alluvium
Layered silt, sand and gravel laid down by the Salt River and the desert washes, across the flood plains and alluvial fans of the central and west Valley.
Most river and wash soil drains well and swells very little. Its problem is settlement: loose, dry silt and sand that was never compacted packs down when it gets wet or carries a load, so slabs sink at corners and along tire lines. Close to a wash, monsoon runoff can also cut away the soil at the edge of a slab.
Compaction done in lifts at the right moisture, with loose or soft soil dug out and replaced, a thicker section anywhere a truck, trailer or RV will park, and grading that keeps runoff off the slab and out from under it. Washes and drainage easements stay open.
What fails here first
- Corners or joints sunk below the next panel
- Ruts or cracks along the tire lines of a driveway
- Gaps opening under the edge of a slab
- Soil washed out along an edge after a monsoon storm
