Concrete Driveway and Patio Contractor in Peoria, AZ
Older south Peoria driveways and newer north Peoria backyards.
Maricopa County · Caliche desert floor
Peoria runs a long way north to south, and the concrete work changes along the way. In south Peoria, ZIP 85345, the median home dates from 1988, so many driveways and walks there are original and showing their age with settled panels and long cracks. Up in north Peoria, ZIP 85383, the median home is from about 2010, and owners there mostly want to add: a patio, a side pad, a wider drive. Half the homes in Peoria went up after the late 1990s.
Working in Peoria
Peoria stretches from older neighborhoods in the south (ZIP 85345, median home from 1988) to newer north Peoria (85383, median home from about 2010). Half of Peoria's homes were built after the late 1990s.
A hard caliche layer sits under much of Peoria. It holds water, and the soil above it softens, so a slab poured on that soft layer can sink or crack. Where caliche sits high, we break it out and replace it with compacted aggregate base. The City of Peoria has its own rules for driveway work at the street, and our crew checks them for your address. Many newer neighborhoods also have HOA review, and we prepare the layout, finish and color.
Caliche desert floor
Gravelly desert soil on the fans and terraces of the Valley floor, often with a layer of caliche, soil cemented hard by calcium carbonate or silica, anywhere from a few inches to a few feet down.
Caliche does not dig like dirt, and it does not drain like it either. A tight layer will not let rain or sprinkler water soak through, so the water sits on top of it and softens the soil above. Where caliche is broken out and thrown back in loose, or a slab goes over a soft, wet pocket, the base settles unevenly and the slab cracks over it. Breaking it out takes a breaker or a jackhammer, which is why it often shows up as its own line on a Phoenix quote.
Dig to firm ground, break out caliche that sits high in the base and haul it off the site, bring in aggregate base compacted in lifts, and slope the slab and the grade so roof and sprinkler water run away from it and off the hardpan.
What fails here first
- Slabs sunk or cracked beside sprinkler beds and downspouts
- Water standing along an edge for days after a storm
- Corners and edges dropped below the next panel
- Cracks that keep opening over the same low spot
