Concrete Driveway and Patio Contractor in The Lakes, Tempe, AZ

Waterside patios and walks for homes that back onto the lake.

Tempe · River and wash alluvium

The Lakes in Tempe went up in the 1970s around a chain of man-made lakes along Lakeshore Drive, and a lot of its homes and condos back right onto the water. Out back, that usually means a patio and a walk that run toward the shoreline, poured decades ago and now tilted, cracked or pulling away from the house. Many owners here want a bigger waterside patio, a fresh walk down to the water, or a driveway that finally matches the rest of the house.

About The Lakes

Working in The Lakes

The Lakes is the Tempe neighborhood built in the 1970s around a chain of man-made lakes along Lakeshore Drive, where homes and condos back onto the water.

Under these lots sits river-laid silt and sand. It drains well, and it settles when it was never compacted, which shows up fast on a yard that slopes toward the lake. We compact the base in lifts, slope every slab to carry water away from the house, and keep runoff from washing out under the edges. Condo and homeowner associations here often review exterior work, and we prepare the layout, finish and color they ask for. The City of Tempe handles permits.

The ground under The Lakes

River and wash alluvium

Layered silt, sand and gravel laid down by the Salt River and the desert washes, across the flood plains and alluvial fans of the central and west Valley.

Most river and wash soil drains well and swells very little. Its problem is settlement: loose, dry silt and sand that was never compacted packs down when it gets wet or carries a load, so slabs sink at corners and along tire lines. Close to a wash, monsoon runoff can also cut away the soil at the edge of a slab.

How we build in The Lakes

Compaction done in lifts at the right moisture, with loose or soft soil dug out and replaced, a thicker section anywhere a truck, trailer or RV will park, and grading that keeps runoff off the slab and out from under it. Washes and drainage easements stay open.

What fails here first

  • Corners or joints sunk below the next panel
  • Ruts or cracks along the tire lines of a driveway
  • Gaps opening under the edge of a slab
  • Soil washed out along an edge after a monsoon storm

The Lakes questions

Straight answers

Sam The Concrete Man North Phoenix fixes cracked driveways in The Lakes, where many slabs date to the 1970s and sit on river alluvium near the water. Loose sand or silt pockets can compress over the years, and a panel may drop or crack where moisture moves through the ground. We seal cracks that stay tight, lift a panel that sank in one piece with mudjacking or foam, or remove broken sections to the nearest joints and pour them on a new base, and the estimate states which repair the driveway needs.
