Concrete Driveway and Patio Contractor in Anthem, AZ

Anthem's shrink-and-swell clay, handled under every slab we pour.

Maricopa County · Expansive clay pockets

Most of Anthem went up in a few years around 2004, at about 1,850 feet. Because the homes are about the same age, a lot of neighbors are noticing the same thing at the same time: a patio that's lifted at one corner, a driveway crack that opens every summer and closes every winter. NRCS soil maps explain a lot of it. There's cobbly clay loam here that shrinks and swells with water.

About Anthem

Working in Anthem

Most of Anthem was built in a few years around 2004, at about 1,850 feet. NRCS soil maps show cobbly clay loam there that shrinks and swells with water, and the community is unincorporated, so Maricopa County handles permits.

Clay swells after a monsoon storm and shrinks as it dries, and a sprinkler on one side keeps that edge wetter than the rest. We take out the soft soil, build compacted base, keep moisture under the slab steady and hold turf and drip lines back from the edges. Anthem is unincorporated, so Maricopa County handles permits. Your HOA may review street-facing work as well, and we prepare what it asks for.

The ground under Anthem

Expansive clay pockets

Pockets of clay-rich soil on the fan terraces and old basin floor that the soil survey flags for shrink-swell, such as the Carefree and Contine soils.

Expansive clay swells when it gets wet and shrinks as it dries. Here the swings come from a monsoon storm after months of dry heat, and from sprinklers and lawns that keep one side of a slab wet while the other side bakes. The ground under the slab moves unevenly, so slabs crack, edges lift and walks tip.

How we build in Anthem

Remove the soft and organic soil, bring in compacted aggregate base, set rebar on chairs, and keep the moisture under the slab steady: drainage away from it, and turf and drip lines held back from its edges.

What fails here first

  • Cracks that move with the seasons, worst after the monsoon
  • Lifted edges along walks and patio borders
  • Slabs tipping back toward the house or garage
  • Cracks that line up with a lawn or planter bed
